A better build starts well before construction.
Successful projects come from understanding the site, the scope, the budget and the people we're building for. Our process gives every project the level of planning it needs — from a kitchen or bathroom renovation through to a major extension or custom home.
Your project. The right process.
Every project is different — a bathroom renovation shouldn't be forced through the same process as a custom home. Select the type of project you're planning to see exactly how it unfolds, from your first enquiry through to handover.

Project Enquiry
We connect.
You contact us through our Project Information Form, by phone, email or referral — with some initial information about your property, the proposed work, location, approximate budget and timeframe, and where the project is currently at.
Initial Review
We assess.
We review the information you've provided to work out whether the project is likely to be a good fit, then contact you either way to discuss our initial assessment — including whether the anticipated budget looks broadly realistic, and what the likely pathway forward would be.
Site Consultation
We explore.
Suitable projects progress to a dedicated site consultation. We meet you at the property to properly understand the existing conditions, your priorities, potential constraints and budget expectations. It isn't a quick sales visit; it's genuine builder time spent understanding your project properly, so both of us can make an informed decision about proceeding.
Scope, Design & Selections
We define the project.
We work out exactly what's needed to properly define your renovation — measurements, layout, fixtures, tiles, joinery, finishes and any structural or trade requirements. A straightforward bathroom shouldn't be made complicated; a kitchen involving structural change may need a little more input. If any additional design or estimating work is needed beyond this, we'll explain the scope before starting.
Detailed Quotation
We price the defined scope.
Once we have enough information, we prepare a detailed construction quotation based on the agreed scope, drawings and selections. Existing homes can hide conditions that only become apparent once old finishes come off — we'll use clearly identified allowances where something genuinely can't be finalised up front, without making the process feel uncertain.
Contract & Project Preparation
We get ready to renovate.
With the quotation accepted, we move to the appropriate building contract and coordinate everything needed before the first trade arrives — insurance, approvals, final selections, procurement and scheduling.
Construction
We renovate.
We manage the renovation through demolition, trades, waterproofing, finishes and quality control, with regular updates and straightforward communication if anything unexpected turns up along the way.
Completion & Handover
We finish properly.
We work through a comprehensive completion checklist to make sure nothing is missed and any defects or omissions are resolved before you take possession — then a walkthrough with you, and all the certificates, warranties and documentation you need for a finished space.

Pre-Construction Planning
We plan before we build.
We don't simply prepare a quote from a finished set of drawings. Pre-construction is the professional work of properly understanding, developing, coordinating and cost-planning your project before construction begins — investigating the site, working with your design team, considering buildability and construction methodology, and progressively cost-planning as things develop. The goal is a project that's understood, coordinated, buildable, documented and costed before we put a fixed price on it.
Site Investigation & Design Collaboration
We understand what we're going to build.
We coordinate appropriate investigation of the existing property — structure, access, services, levels, drainage and other site-specific matters. As a specialised design and construct builder, we can lead the design process ourselves — managing design, planning and approvals in-house — or collaborate closely with an architect or building designer you've already engaged, bringing a practical, buildability-focused perspective to the table either way.
Consultant Coordination & Progressive Cost Planning
We keep the project aligned.
We coordinate with whichever consultants your project needs — engineers, surveyors, certifiers and others — acting as your representative in those dealings, reviewing documentation as it develops and raising construction questions as they arise, so design, scope, documentation and budget keep developing together rather than drifting apart.
We don't wait until the design is finished to find out what it costs to build.
Concept Design
Initial cost planning based on the information available.
Design Development
Reviewed as the design, structure and materials become clearer.
Developed Documentation
Further review as architectural and engineering detail develops.
Final Documentation
Detailed construction pricing once fully documented.
Early cost plans are planning tools, not fixed-price quotations — but they mean you're never designing in the dark. If the design and scope start moving beyond your budget, we'll flag it early and work through the options with you, rather than after months of documentation have already been spent.
Final Documentation & Approvals
We prepare for construction.
We work through to the final documentation needed for construction — architectural drawings, engineering, specifications and schedules — reviewing everything from a construction perspective. Planning and building approvals are finalised through the appropriate certifier or authority.
Fixed-Price Construction Proposal
We price what we understand.
A fixed price is only meaningful when it's based on a properly understood project. Because we've been involved from early in the design process rather than arriving at the end, we already understand the site, the design intent, the documentation and the decisions that have shaped the project — which gives us real confidence in the number we put forward. A fixed price doesn't mean variations can never happen; client-requested changes, latent conditions and statutory requirements can still arise.
Building Contract & Construction Preparation
We get ready to build.
With the proposal accepted, we move to the formal building contract and finalise everything needed before site works begin — insurance, approvals, programming, procurement and final selections.
Construction
We build.
We manage the site, trades, suppliers, program and quality directly — as an owner-led builder, your project is personally managed, not handed between departments. We'll communicate clearly if anything unexpected comes up.
Practical Completion & Handover
We finish properly.
We work through a comprehensive completion checklist to make sure nothing is missed and any defects or omissions are resolved before handover — then a walkthrough with you, and all the certificates, warranties and manuals you need. The result should be more than a finished building — a home considered from the first conversation through to handover.

Pre-Construction Planning
We plan before we build.
Pre-construction for a custom home is the professional work of properly understanding your site, developing the design, coordinating consultants and cost-planning the project before construction begins — so the design, scope and budget develop together from the start, rather than a completed design landing on our desk with no builder input along the way.
Site Investigation & Design Collaboration
We understand the site we're building on.
We look closely at what the site itself brings — orientation, levels, access, geotechnical conditions and relevant planning controls. As a specialised design and construct builder, we can manage the whole design process ourselves — architecture, planning and approvals — through a single point of contact, or work alongside an architect or building designer you're already using, bringing practical construction input into the design as it develops.
Consultant Coordination & Progressive Cost Planning
We keep design, scope and budget together.
We coordinate structural engineers, energy assessors and other consultants your custom home needs — acting as your representative in those dealings — reviewing documentation as it develops so nobody spends months designing a home that turns out not to fit the budget.
We don't wait until the design is finished to find out what it costs to build.

Building Contract & Construction Preparation

With the proposal accepted, we finalise the building contract and everything needed before construction starts — insurance, approvals, programming and procurement, including any long-lead items a custom home often needs.

Practical Completion & Handover
We finish properly.
We work through a comprehensive completion checklist to make sure nothing is missed and any defects or omissions are resolved before handover — then a walkthrough, and all certificates, warranties and manuals — handed over as a home that's been considered from the first conversation through to the final handover.
That's not a problem.
Some clients come to us after already engaging an architect or building designer, with concept plans, engineering or even approvals already in place. You won't need to start again from scratch — we'll review where your project is currently up to and work out the most appropriate pathway forward. Before we put a construction price against a project, we do need to properly understand what we're being asked to build, so the scope of that review depends on how advanced and complete your documentation already is.
